Below is the most recent data from Topeka's MLS regarding the Topeka Real Estate Market.  When it is compared to data from two weeks before one important trend can be noticed - the average sold price for homes has increased by nearly $5,000. 

With the number of sold homes year to date increasing from 206 to 279, it is observed that 73 additional homes have been sold in the Topeka market over the last two weeks.  These 73 additional sales are responsible for the rise in average sold price. 

The increase in average sold price is an indication that more homes in price ranges above $113,000 have sold as of lately.  This is a promising statistic for sellers listing their homes above $100,000, because it indicates that as of lately more buyers in their price ranges have become active.

From these stats one can see that the pace of homes that have sold have slowed down since the previous year.  However, people that do decide to sell their homes can expect to receive a fair price for their home.  Call me for a free market analysis of the value of your home today!  Talk to you soon. 

 NEW $8,000 Homebuyer Tax Credit - Click for Details!

Attention first time home buyer's!  This is the new tax credit that is a product of the recent stimulus package passed by Congress last week.  The link to the slideshow above sheds light on many of the details.  Essentially, this tax credit will provide a first time homebuyer with $8,000 cash they did not have before at the time they file their taxes for 2008 or 2009.  A person can even amend their 2008 taxes if they have already filed.  It's even refundable.  For instance, if a person owes no taxes, then they can expect a tax refund of $8,000!
